Construction Project Manager
Direct Hire
Location: Orange County
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Manage assigned construction project(s) that includes planning and overseeing construction projects from pre-construction through occupation.
- Managing project timelines and budget.
- Pre-Construction and evaluating bid documents.
- Reviewing plans with Architect and finalize design development.
- Oversee pre-construction kick-off meeting and hold weekly meetings with team.
- Develop and manage subcontractor vendor base.
- Develop project schedule.
- Submit and secure required building permits and certificates of occupancy.
- Procure materials & equipment, negotiate subcontractor pricing and change orders.
- Conduct site inspection & analysis
- Coordinate regular inspections & testing as needed
- Create final punch lists for job completion.
- Coordinate final testing of systems and components and final walk through.
REQUIREMENTS INCLUDE:
- 5-10 years experience in commercial construction project management experience.
- Experience pulling city, county and state permits.
- Must have a strong working knowledge of Office 365.
- Ability to read blueprints.
- Strong Communication Skills
- High school diploma required.
- Degree in Construction Management, Project Management or related field a plus.
PHYSICAL DEMANDS:
- While performing the duties of this job, the employee is regularly required to talk, hear, and/or see.
- The employee frequently is required to drive, stand, walk; sit.
- The employee must frequently lift and/or move up to 25 pounds.
- Vision abilities required.
COMPENSATION: DOE $120,000-$150,000
